Is There Hidden Value in Your Developable Land?


Do you own land with development potential? What is it worth on the market? An appraiser will ask questions about things like these in making an appraisal:

• What is your land’s general plan designation? Its zoning? Its surroundings?
• Its legal and physical access? Availability of utilities and services?
• Its topography e.g. level, hilly, low, or irregular e.g. excavations, etc.?
• Its soils e.g. rocky, sandy, clayey, high organics e.g. peat?
• Its drainage e.g. good, poor or none? Any contamination or hazards?
• What size (acres)? Shape (regular, irregular)? How many assessor’s parcels?

The list goes on and on. But wait! Is the appraised value the final determination of the value of your land to you? Or, is there potential “hidden value” in your land that is not considered in an appraisal? The answer can be YES, if you are a part of the development process.
